Responsibilities

  • Develop and implement leasing and marketing strategies for the Groups properties under management and under development
  • Conduct continuous market research on competition, tenant demand, occupancy levels, rental rates and location analysis in the relevant regions of all Group properties
  • Proactively target and lease the available spaces to credit worthy tenants in line with the agreed tenant mix, with a healthy waiting list of interested occupiers
  • Work with Leasing Agents and Property Managers to ensure compliance with engagement terms and conditions, KPI’s and policies when marketing and leasing the Groups properties
  • Maintain an up to date enquires database, and conversion tracker
  • Agree commercial terms in line with Group budgets for each property and preparing draft Heads of Terms Letters for all potential lease tenants;
  • Stagger lease expirations dates to ensure not all leases expire at the same time
  • Ensure all lease terms are in line with our standard terms and conditions, and minimizing deviations from this
  • Review and ensuring lease rates are competitive and in line with income budgets for the properties
  • Assist the Legal Department in collation of all lease and client due diligence documentation required to complete tenant screening
  • Ensure collection of all initial rents, security deposits, fees and service charge payments are made directly into a designated Company’s bank account, in line with the agreed payment terms.
  • Keep clients updated on construction progress and estimated handover dates of all propertied under development
  • Assist in collection of tenants fit out designs and service requirements for review/vetting and confirmation by the relevant Project Manager for the property to ensure integration and coordination of property base build specifications and tenant requirements
  • Coordinate handover and snagging between tenants and construction team
  • Oversee Groups social media activity to maximise the Groups external exposure and followers, and to ensure the Business, Leisure, Lifestyle brand is appropriately reflected to eternal parties
  • Seek out relevant industry events (in a cost-efficient manner through sponsorship or partnerships) suitable for marketing the Groups properties, and ensure the Company exhibition stands are professionally designed, installed and manned for internal and external events
  • Prepare and monitor expenditure of the Group’s annual sales, leasing and marketing budgets
  • Keep track of departmental expenditure to ensure these remain in line with approved budget for each project
  • Any other support duties that may be required for the marketing and leasing of all the Group projects.
  • Undertake all such other tasks or duties as may be assigned to you from time to time as may be required to meet the needs of the Group.

Qualifications

  • Advanced Degree in Business, Economics, Finance, or related field.
  • Candidates must be Nigerians that has either schooled or lived in Europe or United States
  • Candidate must have 4 years and above post-graduation relevant work experience in a formal organization.
